dynamic of the group.
NATURE OF GROUP: Winos – A group consisting primarily of homeless
men ranging in age from 35 – 60. The group is also peppered with binge
drinkers, (those taking a few days off from their jobs, families, and
responsibilities,) and Mexican nationals fresh off the bus and ripe
for celebration of a safe passage.

Justine Kirk of Aspen Colorado owns, in addition to a whole lot of other
things, “El Progresso” a building on the corner of Broadway, Arapahoe,
and Park Avenue West – smack in the middle of “skid row.”

Two is agents rented
a portion of the upper floor of the building from December 1998 to August
1999. During this period Justine Kirk aggressively attempted to sell
the building through an inconsiderate and overbearing realtor named
Tobin Newman. At the termination of our tenant relationship, due in
no small part to Mr. Tobin Newman, this agent conducted a walk-through
with Justine Kirk’s trustee and was verbally informed that the entire
fifteen-hundred dollar security deposit would be returned. After the
legal period for return of the deposit had passed, this agent contacted
the trustee and was informed, in writing, that Justine Kirk was withholding
all but three-hundred dollars of the deposit. Her stated reasons involved
cleaning and repairs to the building in areas unaffected by the tenants
habitation. Ironically, the building at the time of, and for the duration
of, habitation was so run-down that it was illegal to rent out as a
residence. No attempts were made during that period to make the building
habitable – legally or otherwise.
